    Abstract: 市容的更新，除了建築物拆除重建外，透過整建維護的方式，是政府近年來大力推廣的政策，而建築物外牆的整建，除了可提升市容外，更可提高建物的價值。在都市中許多老舊社區的建築物，外觀除了老舊外，還有牆面破裂滲水，磁磚掉落等安全問題。
    經由外牆整建案例的調查分析，以及老舊建築物外牆欲整建時的分析架構與評估因子，本研究針對以完成之外牆整建案進行效益分析與用以為做未來相關案之施工前評估之參考。
