    Abstract: 都市發展多有其生命週期現象與特性,都市成長逾成熟階段,多數將步入停止成長甚或衰敗的窘境。此時如何透過都市更新與不動產證券化機制,以提升都市成長發展與土地開發的動力,為本文欲探討的動機與目標。
    台灣推動都市更新,於1998年「都市更新條例」施行後,建構「投資信託」及「不動產證券化」模式,導入民間資源,以活絡不動產市場,更為相關業界與投資大眾所期待。本文擬藉由分析都市更新條例、權利變換、不動產投資信託及不動產資產信託等架構圖,再依一般商用不動產土地開發程序,歸納出資金募集階段、不動產證券化階段、產權整合階段、
